I  The construction project for touristic purposes in Ohrid:

 

General information:

The land 9700 square meters

Construction above the 0 level 22 625 square meters 

Construction under 0 level around 6000 square meters.

 

The cost of construction (standard quality) above 400 Euro /meter + 100 Euro taxes = 500 Euro per 1 square meter. 

 

The owner of the land agrees to cooperate in 2 possibilities:

1. To be co-owner or in partnership with the investor, that means that he offer the land and the investor invest for the building. In this case he asks for 33% of the total surface of the building. This can be negotiated with him. But the owner of the land don't ask his part ( 33%) for the beach of the Leak of Ohrid. All the profit of the beach for all the time will be only for investor. It is calculated that this profit is not less than 300. 000 Euro per year. Just for one couple to pay 3 Euro per day and this is used at least for 100 days per year.  

 

2. The second possibility is: the owner of the land sells the land and the investor is 100% the owner of the project. The cost of the land is around 1000 Euro / 1 square meter

 

The average selling price of apartments is 1400 Euro/square meters.  

 

The profit of the investor is more than 80%.That means if he invests 15 million Euro he will get the net profit 12 million Euro. This profit is unique because the normal profit ( the net profit) in other cities and other project is around 35-40%.

 

The owner of the land takes all the responsibility for the permission of constriction and all the communication with local and central authorities.

 

He has paid about 90% of local taxes of the municipality  and he is agree to take back this many from investor in 2 parts, 50% at the moment of signing of the contact and 50 % after 6 months.

II  The construction project in Skopje;

General Information:

 

Total contraction above 0 level 25082 square meters

Under the 0 level 3 floors

Above the 0 level 10 floors (29.7 meters).

 

The owner of the land takes all the responsibilities for construction permission and all the communication with administration representatives in Skopje.

 

1. The first possibility:  If the investor don't buy the land, so the investor and the owner of the land to be co-owner of this project. The owner of the land asks for 32% of the total contraction. This can be negotiated with the owner of the land. 

 

The selling price for apartments is 1150-1250 Euro/square meter.

The selling price for business zone or 0 level is around 2000 Euro/square meter.

 

2. The second possibility: The investor pay for the land and he will be 100 % owner of the land and the building. The cost of the land is about 1450 Euro/1 square meter land.

The net profit is calculated to be around 40-45%.

 

The location is very attractive, very close to the biggest trading center Skopje City Mall and close to all the sports center The Boris Trajkovski Arena, The Swimming Pool, The PARC of the city, the Zoo of the City etc.

1. This project and the project in OHRID are READY TO START, immediately after the signing of the contract between the owner of the land and the investor.IT IS NOT POSSIBLE TO FIND ANOTHER PROJECT IN SKOPJE AND IN OHRID READY TO START. THIS TAKES ALMOST 1-2 YEARS. 

2. AND THE OWNERS OF THE LAND DON'T TAKE RESPONSIBILITIES FOR PERMISSION OF CONSTRACTION AND PROJECTS TO BE READY LIKE IN ABOVE MENTIONED PROJECTS. THOSE 2 PROJECTS ARE THE BEST.
